Journey: a dated chronology

From a civil-engineering classroom to a 41-storey tower, arranged by year. Dates for Dhiren Vora's own milestones come from published profiles and press reports; project launches are taken from HN Safal's published chronology.

Era I · to 2000

Formation

Engineering school, then the markets. The years that shaped how Vora would later think about structures and capital.

  1. 1991

    Civil Engineering, L.D. College of Engineering

    Vora is part of LDCE's 1991 Civil Engineering batch in Ahmedabad, at a college founded in 1948 through the philanthropy of Kasturbhai Lalbhai.

  2. 1990s

    Stockbroking at H Nyalchand Financial Services

    He begins his career as a full-time stockbroker at his own firm. Exact dates for this period are not given in available sources.

Era II · 2001–2009

Partnership

Vora joins Safal Group promoter Rajesh Brahmbhatt and works largely out of public view. The projects below are those HN Safal lists for the period.

  1. 2001

    Into real estate — and Suyog

    Vora enters real estate with Safal Group. The first plotted development, Suyog, is launched in the year Gujarat is struck by a devastating earthquake. A school built for the Tata Group in Kutch is recorded in the same year.

  2. 2002

    Saket-01, Samprat Residency, Sundervan, Summit-01

    Early schemes in which thermal-insulation techniques were introduced — a hallmark Vora's profiles associate with Saket in particular.

  3. 2004

    Sumel-2 business park

    A commercial business park that drew on traditional Amdavadi design elements.

  4. 2005

    Summit-2, Sarthik Square, Saket-2, Samprat Residency 2

    Commercial and residential complexes described by the group as eco-conscious.

  5. 2006

    Safal Pegasus, Parivesh, Samman 2, Profitaire

    A broadening mix of residential and commercial addresses.

  6. 2007

    Safal Vihaan

    A residential enclave planned around an orchard of 527 trees.

  7. 2008

    Safal Prelude, Safal Param, Saket 4

    The last major cycle of launches before the partnership's end.

Era III · 2010–2019

HN Safal

Independence, business parks along the western corridor, the first inclusive-housing mandates and the acquisition that became a township.

  1. 2010

    HN Safal is established

    Vora and his long-time partner separate; HN Safal is formed with a focus on realty and township development. Launches include Sumel Business Parks II & III, Mondeal Retail Park, Nirvana, Parisar 1 and Titanium Square.

  2. 2011

    Amraiwadi slum rehabilitation approved

    In July, Gujarat's Urban Development Department approves Safal Realty (HN Safal) to redevelop slums in Amraiwadi — reported as the first project cleared under the state's slum rehabilitation policy. Launches that year include Aamrakunj, Orchid Greenfield, Mondeal Business Park and Solitaire.

  3. 2012

    Riviera Exotica, Mondeal Square, Titanium City Centre

    Along with Nirvana Greens, Orchid Paradise, Orchid Elegance, Sumel 5–6, Orchid Centre and Sobo Centre.

  4. 2013

    Amraiwadi, Phase 1

    The first phase of inclusive housing in Amraiwadi.

  5. 2014

    Sahara City acquired for Rs 464 crore

    HN Safal and Goyal & Co, as equal partners, buy the stalled Sahara City scheme at Shela, depositing the amount into a SEBI-controlled account under Supreme Court directions. Mondeal Heights and Amraiwadi Phase 2 also launch.

  6. 2015

    104-acre integrated township in Shela

    Developed with Goyal & Co, it comprises Orchid Legacy, Orchid Heaven, Aakash Residency, Floris, Vernis, Arcus and Orchid Heights.

  7. 2016

    Marigold, Orchid Pride, Sumel 9–10, Sumel ITP 11

    Continued growth in the Shela township and the Sumel commercial series.

  8. 2018

    RERA commentary and Ashwamegh

    In August, Vora speaks publicly on RERA's effect on transparency and trust. In October, the group is reported to have agreed to acquire 22 units at Ashwamegh Bungalows near Shivranjani for about Rs 250 crore; Vora called it "too premature to comment". Jaihind is completed; Riviera Woods and Riviera Elite launch.

  9. 2019

    Ramapir no Tekro and Bhudarpura

    Inclusive redevelopment projects are added alongside Riviera Springs and Orchid Sky.

Era IV · 2020–present

Verticality

High-rise residences, a 154-metre office tower, a move to Bengaluru and a return to the alma mater.

    Sky Villa, Shela

    Luxury villas within the Shela area.

  2. 2021

    Orchid Valley, Olive Greens, Riviera Aspire

    Plus Orchid Blues and, per the company's chronology, Orchid Nirvana 2.0 and 3.0 in Bengaluru.

  3. 2022

    Riviera Majestica and Titanium Tech Park

    A 33-storey residential tower in Ahmedabad, and a technology park in Bengaluru's Whitefield — taking the group beyond Gujarat.

  4. 2023

    Titanium World Tower, Riviera Palacio — and LDCE at 75

    With Goyal & Co, the 41-storey, 154-metre Titanium World Tower rises on S.G. Highway; Riviera Palacio brings 37 storeys to Shela; Mondeal One and Two launch. LD College of Engineering thanks Vora as a Platinum Donor of its Global Alumni Convention.

  5. 2024

    The Park and Riviera Bliss

    The Park is a limited edition of 44 five-bedroom residences.
