The acquisition: Sahara City, Shela

By 2014, Sahara City — a residential scheme at Shela village near Bopal, on Ahmedabad's western edge — had become a problem project. Many buyers complained that they had paid in full without receiving possession of their homes. At the same time the Sahara group was selling assets to raise funds connected to the release of its chief, Subrata Roy, under directions from the Supreme Court.

HN Safal and Goyal & Co stepped in as equal partners and bought the project for Rs 464 crore. The land measured roughly 4.21 lakh square metres — about 104 acres. As reported at the time, the buyers committed to completing homes for customers who had already booked units.

The township: 104 acres in Shela

In 2015 HN Safal launched a 104-acre integrated township in Shela, developed in collaboration with Goyal & Co. Its first phases — Orchid Legacy, Orchid Heaven, Aakash Residency, Floris, Vernis, Arcus and Orchid Heights — established a new residential district in an area that was then on the city's frontier. Property listings refer to the development as Sky City.

HN Safal itself points to "nature-centric planning" in Sky City as an example of its approach. The area kept growing: Marigold and Orchid Pride followed in 2016, Orchid Sky in 2019, Sky Villa in 2020, and in 2023 Riviera Palacio added 37-storey towers to Shela's skyline.

The township's 104 acres correspond closely to the roughly 4.21 lakh square metres of Sahara City land bought in Shela a year earlier, with the same partner — which suggests the township grew out of that acquisition, although the sources consulted do not state the link explicitly.

The corridor: S.G. Highway

Much of HN Safal's commercial work sits along the Sarkhej–Gandhinagar Highway, the arterial road that has become Ahmedabad's principal business corridor. The group's corporate office is here, as is Titanium World Tower.

In October 2018 the group was reported to have agreed a deal to acquire 22 units at Ashwamegh Bungalows near Shivranjani crossroads for about Rs 250 crore — around Rs 2 lakh per square yard — with a plan to convert the site into a retail-cum-commercial project. The society's secretary confirmed a proposal of Rs 2.03 lakh per square yard for about 10,000 square yards. Vora himself described it as "too premature to comment at this stage". The eventual outcome of that proposal is not established in the sources available to this site.

Chapter 042022

Beyond Gujarat: Bengaluru

For its first decade, HN Safal was an Ahmedabad story. That changed in 2022 with Titanium Tech Park in Bengaluru's Whitefield — the city's established technology district — which the company presents as taking its presence beyond Gujarat. The group's chronology also lists Orchid Nirvana 2.0 and 3.0 in Bengaluru in 2021.

The Titanium name, first used for Titanium Square in Ahmedabad in 2010, thus became the brand for both the group's tallest tower at home and its first commercial project in another state.

Analysis

What the pattern shows

Read together, these initiatives share three features. They are land-led: the Sahara City purchase and the Ashwamegh proposal were both about securing large or strategically placed parcels. They are partnership-based: Goyal & Co appears across the Sahara City acquisition, the Shela township and Titanium World Tower. And they are patient: the Shela township has been built out in phases for close to a decade.
